This helps speed up negotiating and locking in a firm purchase price. All MLS Documentation signing, house inspection signoff’s are executed faster and easier, allowing for Escrow to Open and Close smoothly.

Penthouse Advisors INC Open-House Rules: Roschard Paticchio-Stein protects his Clients Furnished Homes under strict House Rules.

A. Seller: All Jewelry, watches and lose cash, must be put away and not visible to the public.

B. Seller: All beds must be made, outfits and undergarments must be put away, not visible.

C. Seller: kitchen and Bathroom sinks, toilets, bathtubs/showers must be spotless. All Bathroom Toilet Paper, Hanging Towels, Toiletries must be put away and not visible. Toilets seats are taped closed.

D. Seller: All Kitchen utensils and cook wear (dishes, plates, utensils, pots, pans) must be put away, off the stove and off the counters.

E. Seller: The house must be dusted, vacuumed, and cleaned immaculately.

F. START OF TOUR: All interested Buyers must sign-in and submit their drivers license. A picture will be taken for verification.

G. Walkthrough: The Single Buyer, Buyer Couples, Friends and Children are allowed into the House or Condo for a walkthrough only while accompanied by our Agent Jeremie Campbell and or Roschard Paticchio Stein.

H. SECURITY: All Guests are Restricted from wandering around the furnished House or Condo unaccompanied. Bathroom use is not permitted at any time.

I. Buyer: Real Estate Tour Groups led by Agents or Representatives are Restricted.

J. Buyer: Dogs, Cats, Large Birds, are banned. Except for legit, Service Dogs (if required).

K. Buyer: Front and Back Door to remain Locked during and after each walkthrough. Interested Buyers are to remain outside, for sign in.

L. Information about the House/Condo inspection, Condo Association, Property, neighborhood including any and all disclosures to be fully transparent, clearly understood, and in agreeance with all Buyers before touring.

Escrow Goal: Close Escrow within 30-60 days. Upon the Buyers Bank Statement, Credit and or Loan approval with a Purchase agreement signed, by and between the Buyer and Seller followed with a non refundable “change of mind” addendum, 10% deposit of the agreed Purchase Price is to be submitted by cashier check or direct Bank wire into the Escrow Trust Account followed by Fully Funding.
