First Guarantor to the lease & Rent Abatement Allowances

Under an Assignment, the New Tenant is assuming the previous Tenants lease, terms, conditions and responsibilities as the second Guarantor to the Lease. The Original Tenant will remain on the Lease as the first guarantor in the event the new tenant goes into rent default. This allows the Property Owner to collect any past due rent from the first Guarantor when all attempts fail with the second Guarantor. Penthouse Advisors INC., negotiates removing the Original Tenant from the Lease names as the first guarantor in the event of such rent default. We negotiate Rent Abatement Allowances with an agreeable rent commencement date, upon facilitating the Health Department ID or when Open for Business, whichever comes first.
